Job Description:

A leading real estate investment and development company (based in Westchester County, NY) with over 60 years of success is recruiting a Commercial Property Manager. The candidate should be an experienced, well-organized, and detail-oriented who works well as a team player and can operate in a fast-paced environment. The successful candidate will have the opportunity to work with seasoned professionals in a collaborative environment. The candidate must have strong knowledge in all aspects of commercial property management, including, but not limited to building systems, maintenance, hiring and training, tenant relations and financial reporting. Financial Responsibilities: Preparation and management of annual operating budget Review, approve and code invoices Submit budget variance reports monthly Review tenant electric reimbursement Recommend non-recurring and Capital Expense projects for consideration, prepare estimate of costs and scopes of work. Process billing for tenants including: tenant overages, overtime HVAC services or any tenant extras Supervise all property operations in conjunction with the approved budget Review job cost reports to ensure projects are completed within budget Prepare and submit all required financial reports in an accurate and timely manner Building Maintenance: Responsible for the physical attributes of the property Manage and oversee contractors providing building services Respond to building emergencies (i.e. after hours, holidays) Establish and review schedules and checklists of building maintenance items Conduct regular building and property inspections on weekly basis Identify energy consumption issues and/or reduction opportunities Ensure OSHA compliance Maintain quality standards set forth by landlord in the appearance and operation of the building Implement work schedule for budgeted non-recurring and Capital Expense projects Prepare specifications, bids and negotiate annual service contracts Tenant Relations: Responsible for the timely collection of accounts receivable Responsible for all facets of customer service with our tenants Maintain active tenant contact and monitor service complaints Review and respond to tenant survey results. Review with staff. Resolve tenant disputes Staff Supervision: Evaluate progress and potential of subordinates Establish staff meetings and formulate ongoing work responsibilities / activities Provide supervision, support, training and encouragement to immediate staff Ensure staff maintains a customer service attitude General Administrative: Ensure tenants are in compliance with all provisions of their lease Maintain property information manual Maintain files of insurance certificates (contractors, tenants) Maintain files and records for building operations Implement emergency procedures (i.e. fire, mechanical and / or electrical failures Provide written communication as appropriate Ensure that all company policies and procedures are implemented and adhered to Inform supervisor of of emergency incidents Qualifications: Minimum 2-year Associates Degree 10+years of commercial property management experience Strong people skills; a team player with a proven ability to build and manage relationships at all levels of an organization Strong communication skills; demonstrated in written and verbal reports, presentations, and meetings Responsiveness; ability to anticipate needs and commit to respond in agreed upon time frames Organization; extremely well-organized and detail-oriented professional with high emphasis on the ability to communicate and follow-up on tasks through completion Strong financial/budgetary skills Deliver on commitments; ability to set clear objectives and deliverable goals Strong computer (MS Word/Excel/Outlook/) and reporting skills MS office suite required Yardi Property Management Software A+ Must have valid Driver's License Subject to a background checkJob Type: Full-timeBenefits: Dental insurance Health insurance Paid time off Vision insuranceAbility to commute/relocate: Hawthorne, NY 10532: Reliably commute or planning to relocate before starting work (Required)Experience: Microsoft Office: 3 years (Required) Customer service: 3 years (Required) Property management: 10 years (Required)License/Certification: Driver's License (Required)Work Location: One location
